Storm damage roof report in Westcroft

Our storm damage report starts from £150. It’s a report with photos, sent by email. It is not a repair quote and doesn’t include repair costs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. Our report gives you an independent record of the damage and its likely cause. We survey ridges and hips, flat roofs and chimney stacks, and the problems we are asked to look at most are roofs hit by falling trees and gutters pulled loose in the wind.

Houses in smaller places like Westcroft can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that is a useful clue. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

How we price storm damage roof reports

Prices always include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Getting in touch

Before you get in touch, it is useful to have:

  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode

When you are ready to go ahead, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What happens if roof problems are left?

Leaving storm damage can let water into the loft space and rooms below. Further water damage can blur what the storm actually did. A roofer should deal with emergency protection quickly. Around Westcroft, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for the job before booking.

Why us?

  • Drones and thermal imaging where it applies
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Package prices that include VAT
  • Satisfaction rate of 98%

Leaks and storm damage in Westcroft

Bletchley Park, about 2.4 miles east, is one of the historic houses in the wider area around Westcroft. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.

Shop and office owners around Central Milton Keynes Shopping Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters. If you own a rental within reach of Milton Keynes Central station, a clear finding on where water gets in helps you brief a roofer straight away. Take a building like Oxley Park Academy: a leak through a large roof is often found some distance from where the water shows inside.

Westcroft is about 2 miles west of Bletchley, in Milton Keynes. Westcroft gets the same service as everywhere else we work: a careful inspection, photos and a written report. Westcroft is one of the towns and villages in Milton Keynes we cover.

We survey roofs across the MK4 and MK5 postcode area for storm damage roof reports and the streets around it. We cover properties on Powis Lane, Rains Road and Niven Lane. Neighbouring places we cover for storm damage roof reports include Shenley Church End (1 mile north), Furzton (1 mile east), Loughton (2 miles north), Milton Keynes (3 miles north-east) and Denbigh (3 miles east). Further out, we also cover Newport Pagnell (6 miles north-east), Bletchley and Fenny Stratford (3 miles east), Middleton (5 miles north-east), Fenny Stratford (4 miles east), Olney (11 miles north) and Broughton (5 miles north-east). Being one of Milton Keynes’s larger places, Westcroft has homes, rented property and businesses of every kind.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Negotiating a claim settlement
  • Damage hidden under coverings or inside the structure, without opening up
  • Repair costs or quotes for the work

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Ridges and hips
  • Chimney stacks
  • Gutters and fascias
  • Slate and tile slopes
  • Flat roofs
  • Flashings

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Ask a roofer for emergency temporary protection if water is coming in
  • Read your policy wording on storm damage
  • Take photos from ground level or a window, never by climbing
  • Keep fallen slates or tiles as evidence if safe

After the visit, we write up the report with photos of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Store invoices and reports for any roof work. They can help show the roof was looked after.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. With a bit of garden around a house, as there frequently is around Westcroft, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. The damage is recorded with photographs, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Before we arrive

  • Move anything stored under the loft hatch
  • Point out any leaks or damp patches
  • Leave side gates unlocked

Advice

Common questions in Westcroft

How do I find out if my home in Westcroft is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Westcroft?

Yes, Westcroft is one of the places we work. The survey and report are the same in Westcroft as anywhere else.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long will you be at the property?

It usually takes roughly 1–2 hours at most homes, and longer for a large or complex roof. You’ll then get the report by email, on the timescale of your package.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

How are storm damage reports priced?

Our reports start from £150. Commercial and larger roofs are quoted on size. Repair costs aren’t part of the report.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
