  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

A little information up front helps. Please include:

  • What’s prompted the survey

Roof survey in Lower End

Our roof surveys cover Lower End and the wider South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, ring 07833 053749 or send us an email. Typical surveys look at cracked mortar along the ridge and lifted, split or missing lead flashings, across chimney stacks, flat roofs and ridges, hips and valleys.

In a village or hamlet like Lower End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. The survey typically takes about one to two hours at most homes, and longer for a large or complex roof. Around Lower End, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, check with the agent that we can get in
  • Unlock side gates and any roof access doors

Advice

FAQs for Lower End

Will you come out to Lower End?

Yes, Lower End is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Lower End is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I arrange a roof survey in Lower End?

Simply phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you give a life expectancy for the roof?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • How the roof will behave in every kind of weather
  • Asbestos testing of any kind
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roof surveys around Lower End

Woburn Abbey, about 3.9 miles south-east, is one of the historic houses in the wider area around Lower End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building like Swallowfield Lower School, large buildings have long gutter runs and big roofs that need checking like any other.

When to book a survey in Lower End

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.

It’s worth booking a survey if you’ve seen:

  • Slates or tiles that have slipped or broken
  • Worn lead at chimneys and abutments
  • Crumbling chimney pointing or cracked flaunching
  • Standing water on a flat roof

If you own a rental within reach of Aspley Guise station, a dated record of the roof is useful when planning maintenance across a let.

Before you book anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What they will not be able to tell you
  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance

Tips that help

You do not need to be a roofer to help. What helps most:

  • Find records of any re-roofing or repairs
  • Keep the report with your property records
  • Do not climb onto the roof yourself
  • Mention any damp patches when you book

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
