About our drone roof survey in Lower End

A drone shows the outside of a roof very well, but it can’t see inside. We check the loft from inside where it’s safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. Typical surveys look at flat roofs on upper floors that hold water and flashings that have come away, on flat roofs on upper floors, tall and steep roofs and chimney stacks.

Somewhere as small as Lower End, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

Why get it checked now?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. Older cottages and farmhouses around Lower End can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What a drone roof survey looks like in Lower End

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Historic houses such as Woburn Abbey, about 3.9 miles south-east, show how far back building in the area around Lower End goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

For an older house near a landmark such as Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What a drone roof survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • A structural engineer’s report
  • Flights in a restricted zone without permission

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Valleys and parapet gutters
  • Chimney stacks
  • Large and complex roofs
  • Fragile roofs
  • Tall and steep roofs
  • Flat roofs on upper floors

Common roof problems in Lower End

Many roofs are never seen properly from ground level. You cannot see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak.

Look out for signs like these:

  • Eroded pointing on a chimney stack
  • Debris building up in hidden gutters
  • Ridge and hip pieces working loose
  • Ponding and splits on a high flat roof

For site and facilities teams at buildings like Swallowfield Lower School, a drone or thermal camera can show a large roof in a single visit.

Before booking anyone

  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included
  • When you’ll get the report
  • What they won’t be able to tell you

FAQs for Lower End

Does a conservation area affect roof work in Lower End?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you fly a drone over a roof in Lower End?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or heavy rain.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep pets indoors during the flight
  • Move stored items away from the hatch
  • Tell next door if the drone will be near their property
  • Give us the full address so we can check the airspace

If you need work done, roofers can work from the photos. They’ll see exactly where each defect is, so their quotes cover the same ground.

Keep the loft space ventilated. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Check insulation does not block the airflow.

Roof by roof

Valleys and parapet gutters

Hidden gutters and valleys sit out of sight. A drone shows linings, joints and build-ups of debris.

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. We photograph them closely, as far as the flight allows.

How the survey works

Every roof is different; as a rough guide, the survey takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we’re there. In a small place like Lower End, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You give us the address and tell us about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

Getting ready for the survey

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Unlock side gates and any roof access doors
