Flying and imaging in Lower End
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Woburn Abbey lies about 3.9 miles south-east, so building around Lower End goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself. If you live in an older home near Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Anyone responsible for a site like Swallowfield Lower School will know that a view from above covers a wide roof far faster than walking it.
Lower End is about 5 miles north-east of Bletchley, in Milton Keynes. From houses to flats and shops in Lower End, the roof can be surveyed. We cover towns and villages across Milton Keynes, large and small.

Thermal roof survey in Lower End
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We survey loft conversions, flat roofs and insulated roof spaces, and people most often book us about damp that repairs haven’t cured and patches of heat loss across the roof.
Older buildings in small places like Lower End may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens if roof problems are left?
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Around Lower End, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Lower End: your questions answered
Will you come out to Lower End?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Lower End listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what you want to find out. We will confirm the price and find a day that suits.
How much does a thermal roof survey cost?
It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.
Do you survey on Saturdays and Sundays?
We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or send us an email.
Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
Honest limits
To be straight with you, a roof survey has limits:
- Confirming water without moisture readings
- Reliable images in rain, strong wind or on a wet roof surface
- The condition of timbers we can’t see
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.
What we check
- Flat roofs
- Loft conversions
- Pitched roof slopes
- Commercial roofs
- Insulated roof spaces
- Ceilings below the roof
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. Most surveys take roughly 1–2 hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Lower End, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Leave side gates unlocked
- Jot down any questions you want answered

Different roofs, different checks
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it is sitting, when the conditions allow.
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Tell us where and when you’ve seen damp or stains
- Do not switch the heating off before the visit
- Clear leaves from outlets and gutters each autumn
- Use the report as a baseline for later checks
Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
