Thermal roof surveys for homes and businesses in Aspley Guise

A thermal camera can help when the cause of damp is not obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We’re often asked to look into water that travels before it shows and damp that repairs haven’t cured, on commercial roofs, loft conversions and ceilings below the roof.

Somewhere as small as Aspley Guise, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Do you need a thermal roof survey in Aspley Guise?

On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

Most people get in touch after spotting something like this:

  • Ceilings that feel colder in places
  • Patches of heat loss across the roof
  • Leaks far from where the stain appears
  • Areas of a flat roof that may hold water

Anyone responsible for a site like Aspley Guise Lower School will know that a view from above covers a wide roof far faster than walking it.

What to expect from a roof survey

Thermal roof surveys around Aspley Guise

If your survey includes the drone, the flight is checked against the Drone Safety Map first. The wider area around Aspley Guise has a long history of building, with Woburn Abbey about 2.5 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Botolph, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A structural engineer’s assessment
  • An energy rating for the building
  • Clear results when the conditions on the day are poor

Leave it or get it looked at?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. For older village homes like those around Aspley Guise, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Checking the roof from ground level

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Aspley Guise questions

Will you come out to Aspley Guise?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is my home in Aspley Guise listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What we do, step by step

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Aspley Guise, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices
  • Let us know about parking near the property
