What affects the cost of drone roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building
  • The roof’s overall size

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

Helping us price your survey

What helps most when you contact us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them

About our drone roof survey in Hulcote

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. We survey large and complex roofs, tall and steep roofs and valleys and parapet gutters, and people most often book us about slipped or missing slates on a high roof and vegetation in valleys and gutters.

Some older homes in villages like Hulcote are listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Ridges and hips

The ridge takes wind from both sides. A drone shows cracked mortar and loose ridge tiles.

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. Outlets and any debris around them are photographed.

Hulcote: your questions answered

Is my home in Hulcote listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Hulcote within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What about my neighbours’ privacy?

Privacy is taken seriously on every flight. We photograph your roof, not your neighbours’ property. Letting neighbours know in advance helps.

How much does a drone roof survey cost in Hulcote?

Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we do, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Hulcote often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You give us the address and let us know about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it is shared

Advice

Drone roof surveys in Hulcote: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

If you live in an older home near Church of St Nicholas, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. With Woburn Abbey about 3.6 miles south, the area around Hulcote has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Hulcote is about 4 miles east of Middleton, in Milton Keynes. Surveys in Hulcote work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Milton Keynes, large and small. There’s also a page for Milton Keynes.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run seven days a week, which helps when tenants work during the week.

Why it is worth a survey now in Hulcote

Photographing a roof from the air does not touch it. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. Outbuildings and barns around Hulcote are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

Why us?

  • Thermal imaging and drone inspection where they help
  • Weekday and weekend surveys
  • An independent look at the roof
