Chimney survey in Hulcote: what you get

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. We survey lead flashings, shared and party-wall stacks and flaunching, and common reasons people get in touch are damp patches on chimney breasts and loose, cracked or missing pots.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Roof by roof

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Your questions about chimney surveys in Hulcote

Do you cover smaller places like Hulcote?

Yes. Hulcote is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you survey roofs for landlords with property near Ridgmont station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

How long will you be at the property?

It typically takes between one and two hours for most homes, a little longer where there are several stacks. The report follows by email.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a stack needs rebuilding on structural grounds
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What we look at

  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What a chimney survey looks like in Hulcote

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Hulcote has a long history of building, with Woburn Abbey about 3.6 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you own one of the older houses in the streets near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why it’s worth a survey now in Hulcote

Damp in a chimney breast typically gets worse while the cause is left. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Do you need a chimney survey in Hulcote?

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

It’s worth booking a survey if you’ve seen:

  • A stack that appears to lean
  • Flashings pulling away from the stack
  • Damp patches on chimney breasts
  • Gaps in the mortar around the pots

If you own a rental within reach of Ridgmont station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book anyone

  • Whether you can ask questions once you have the report
  • Whether the loft is part of the inspection
  • How soon the report will arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a roof survey includes

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours at a typical home, and longer for a large or complex roof. In a small place like Hulcote, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.
