About roof surveys in MK43

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a proper look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey chimney stacks, natural slate and lead flashings, and common reasons people get in touch are cracked mortar along the ridge and ponding, splits or blisters on flat roofs.

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at most homes, and longer for a large or complex roof.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

What affects the price in MK43

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Homes and roofs across MK43

Owners across MK43, from Hulcote to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in MK43 are part of that picture.

Hulcote: If you let a flat or house near Ridgmont station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St Nicholas: its chimney, valleys and lead work are likely to be the parts that need attention first.

Surveys for landlords and agents in MK43

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

What a survey costs

When we price a survey, we consider:

  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Roof area

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • What made you get in touch
  • What kind of property and roof it is
  • Any deadline, like an exchange date

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

Leave it or get it looked at?

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed.

What to check before booking

  • What exactly goes into their report
  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • Which parts of the roof they’ll actually see

Different roofs, different checks

Natural slate

Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

FAQs for MK43

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
