How a roof leak investigation works in Hulcote

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. Typical surveys look at staining around the chimney inside and stains around a skylight, across the roof space, lead flashings and slate and tile slopes.

Being in a small place like Hulcote makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

After the visit, you get a report with photographs, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

Different roofs, different checks

Chimney stacks

We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Carrying out the fix
  • An intermittent leak that shows no trace on the day

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Signs you need a roof leak investigation in Hulcote

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

Signs worth acting on include:

  • Water that shows only in certain storms
  • Ceiling stains that grow after rain
  • Leaks at a dormer or roof window
  • Condensation that looks like a leak

Take an older house close to Church of St Nicholas: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is in the quoted price
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

What affects the price in Hulcote

To price your survey, we check:

  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • How big the roof is
  • Building height and the viewpoints available

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What to tell us when you get in touch

Getting the details right at the start saves time. It’s useful to include:

  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Around Hulcote, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Let us know about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

What a roof leak investigation looks like in Hulcote

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around Hulcote has a long history of building, with Woburn Abbey about 3.6 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Move stored items away from the hatch
  • Leave roof access to professionals
  • Keep water away from lights and sockets
  • Keep a photo record of the damp patch

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Do not block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Keep insulation clear of the eaves.

Questions from Hulcote

Is my home in Hulcote listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Hulcote?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

How long does a roof leak investigation take?

Allow roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing when booking.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Can a leak be traced on a dry day?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
