Roof surveys in Great Horwood

How a roof survey works in Great Horwood

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. If you are worried about slates or tiles that have slipped or broken and blocked, sagging or leaking gutters, we can find out what’s behind it, on the roof space, lead flashings and clay and concrete tiles alike.

Older buildings in small places like Great Horwood may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common roof problems in Great Horwood

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

A survey makes sense if you’ve noticed:

  • Ponding, splits or blisters on flat roofs
  • Crumbling chimney pointing or cracked flaunching
  • Debris building up in roof valleys
  • Worn lead at chimneys and abutments

For an older house near a landmark such as Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

  • Whether VAT is added on top
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How much experience they have with roofs like yours

What’s in a roof survey

Roof surveys in Great Horwood: local notes

Claydon House, about 4.9 miles south-west, is one of the historic houses in the wider area around Great Horwood. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Great Horwood Church of England School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What affects the cost of roof surveys

To price your survey, we look at:

  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

What helps most when you contact us:

  • Any photos you have, taken from the ground or a window
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • What made you get in touch

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Different roofs, different checks

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Great Horwood: your questions answered

How do I find out if my home in Great Horwood is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Great Horwood?

Yes. Great Horwood is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

How much does a roof survey cost in Great Horwood?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Do you inspect the roof from on top?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or send us an email.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Asbestos testing of any kind
  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • The roof space
  • Chimney stacks
  • Lead flashings
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Flat roofs

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, and longer for a large or complex roof. If you have questions on the day, just ask. For a village or hamlet like Great Horwood, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
