Roof surveys for homes and businesses in Whaddon
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are frequently asked to look into torn or sagging underlay and ridge tiles that have lifted or moved, across lead flashings, the roof space and natural slate.
Some older homes in villages like Whaddon are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Landlords, agents and block managers in Whaddon
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.
When you need someone else
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Walls, floors and services below the roof
- Faults hidden behind ceilings or boarding
- An exact number of years the roof has left
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.

FAQs for Whaddon
I let a flat near Milton Keynes Central station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
How do I find out if my home in Whaddon is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Whaddon in your area?
Yes. We survey roofs across London and South East England, and that includes Whaddon.
Will you check the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
Do you inspect the roof from on top?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How long does a roof survey take?
On site, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
What a survey costs
Prices vary from roof to roof, and it comes down to:
- Whether it is a home or a commercial building
- If the survey needs thermal imaging or a drone
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
To find out what your survey will cost, phone 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.
Helping us price your survey
Getting the details right at the start saves time. Please include:
- Any stains, drips or damp patches you’ve seen indoors
- The property’s address and postcode
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.
What happens on the day
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Around Whaddon, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building

Different roofs, different checks
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. We note any lean or loose pots.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.
Roofs, chimneys and gutters in Whaddon
Historic houses such as Bletchley Park, about 3.5 miles east, show how far back building in the area around Whaddon goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you look after a building such as Whaddon CofE First School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

When to book a survey in Whaddon
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
Most people get in touch when they’ve noticed one of these:
- Gutters that overflow in heavy rain
- Ridge tiles that have lifted or moved
- Crumbling chimney pointing or cracked flaunching
- Debris building up in roof valleys
If you own a rental within reach of Milton Keynes Central station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
