Chimney surveys in Whaddon

Chimney survey in Whaddon: what you get

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey brick chimney stacks, flaunching and chimney breasts, and common reasons people get in touch are staining on walls around the chimney and lifted or split lead flashings.

Some older homes in villages like Whaddon are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How the survey changes by roof type

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at a house, as part of a look at the roof around the stack. Somewhere like Whaddon needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Find out whether changes to a stack need permission
  • Have the flue swept and checked if you use the fire
  • Make sure unused flues are capped with ventilation
  • Have brackets on the chimney checked

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

What happens if roof problems are left?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Chimney surveys in Whaddon: local notes

About 3.5 miles east lies Bletchley Park, a reminder of how long the area around Whaddon has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Milton Keynes Central station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What we need to know

There is no need for technical words. It is enough to tell us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside

Most bookings start with a short call: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
