Chimney survey in Winslow

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey shared and party-wall stacks, lead flashings and chimney pots and cowls, and people most often book us about unused flues sealed without airflow and lifted or split lead flashings.

Houses in smaller places like Winslow can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Questions from Winslow

Do you carry out roof surveys in Winslow?

We do. The survey and report are the same in Winslow as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Winslow is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How long is the visit?

Expect it to take roughly 1–2 hours for most homes, a little longer where there are several stacks. You will then get the report by email.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What’s the best way to book?

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and agree a day with you.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two at a typical home, and longer for a large or complex roof. Being in a smaller place like Winslow doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Advice

Before and after the survey

Small things make a difference. Some pointers:

  • Use the report as a baseline for future checks
  • Never climb onto the roof to look at a chimney
  • Note any damp on chimney breasts and when it appears
  • Book a sweep for flues that are in use

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Winslow homes and their roofs

About 3.5 miles south-west lies Claydon House, a reminder of how long the area around Winslow has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Laurence, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Sir Thomas Fremantle School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Why act early in Winslow

Most people never get a proper look at their chimney stacks. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Around Winslow, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What you get with us

  • Photographs and a written report every time
  • More than 5,000 surveys completed

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe
  • Whether the flue is safe to use

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.
