About our new roof snagging in Winslow

A snag is a fault or unfinished detail left when work is done. On a roof, snags are frequently at the edges and junctions, where the detailing is hardest. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. If you’ve noticed verge tiles or slates not secured and flashings not properly dressed or fixed, we can find out what’s behind it, on flashings and valleys, loft conversions and dormers and ridges and verges alike.

Around Winslow, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

If any part of the new roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Surveys for landlords and agents in Winslow

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

What we are asked to look at in Winslow

Work at height can mark walls, crack lower roofs or loosen gutters. A snagging check looks around the property as well as at the roof.

Most people get in touch when they’ve noticed something like this:

  • Flashings not properly dressed or fixed
  • Damage to other parts of the building
  • Signs of condensation in the loft space
  • Offcuts and broken tiles left behind

Take an older house close to Church of St Laurence: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photographs
  • Are they insured for the work?

What a good roof survey covers

Different roofs, different checks

Slate roofs

Cracked slates are sometimes left in place. We record any we can see.

Valleys

Valleys carry a lot of water, so it needs to be finished well. The lining and the cut coverings along it are looked at.

FAQs for Winslow

Do you carry out roof surveys in Winslow?

Yes. We cover the whole of London and South East England, and Winslow is part of that. Just ring 07833 053749 or use the contact form and tell us about the property.

Is Winslow within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and do not take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Do you lift tiles to check the fixings?

No. We do not open up the new roof, so fixings under the coverings cannot be checked. The report says what could and couldn’t be seen.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Local roofs and buyers in Winslow

Claydon House, about 3.5 miles south-west, is one of the historic houses in the wider area around Winslow. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most homes, depending on how much new work there is to check. If you have questions on the day, just ask. In a smaller place like Winslow, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.
