Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Landlord roof survey in Whaddon

We survey let and shared roofs in Whaddon and across London and the South East. A visit normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. We inspect from ground level, vantage points, the roof space and the roof where it’s safe, and by drone where it’s applicable. You then get a photo-illustrated written report. Common reasons to book are standing water on a flat roof and cracked or leaning shared chimneys, on blocks of flats, flat roofs on blocks and rented houses.

Somewhere as small as Whaddon, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Honest limits

It is useful to know what a survey won’t do before you book:

  • Walls, floors and services beyond the roof
  • The structure in the way a structural engineer would assess it
  • Legal advice on leases or service charges

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks

How the survey works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. If you have questions on the day, just ask. In a small place like Whaddon, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • Make sure pets are kept safely away
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch

Advice

FAQs for Whaddon

I let a flat near Milton Keynes Central station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is my home in Whaddon listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does the weather affect the survey?

Light rain doesn’t normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you need a landlord roof survey in Whaddon?

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.

A survey can pick up problems such as:

  • Worn ridges, hips and verges
  • Leaking joints at party walls
  • Slipped or missing slates and tiles
  • Gutters overflowing onto walls

If you let a flat or house near Milton Keynes Central station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • Their report turnaround times
  • How they plan to inspect the roof safely
  • What happens after the report arrives

What a good roof survey covers

Local roofs in Whaddon

Bletchley Park, about 3.5 miles east, is one of the historic houses in the wider area around Whaddon. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Whaddon CofE First School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What affects the cost of landlord roof surveys

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can safely be seen

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Different roofs, different checks

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands where we can see them safely.
