How a landlord roof survey works in Little Horwood
We survey let and shared roofs in Little Horwood and across London and South East England. Time on site typically takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Everything is inspected as far as it can safely be seen including by drone where applicable. You then get a photo-illustrated written report. We survey rented houses, shared roofs and converted houses, and people most often book us about mortar falling from ridges and verges and damp or stains in top-floor flats.
Some older homes in villages like Little Horwood are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Little Horwood often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before we arrive
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered
- Keep pets out of the way during the survey

Advice
Your questions about landlord roof surveys in Little Horwood
Will you come out to Little Horwood?
Yes. Little Horwood is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you cover Little Horwood?
We do. Every survey there gets the same written report with photos.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or email us.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Who usually books a landlord or block roof survey?
We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Owners in a shared building book it too.
Do you need a landlord roof survey in Little Horwood?
A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
Typical things we’re asked to look at include:
- Damaged pots and flaunching
- Failed flashings at walls and chimneys
- Parapets and upstands in poor repair
- Gaps where tiles or slates have slipped
Anyone responsible for a site like Sir Thomas Fremantle School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- Whether VAT is in the quoted price
- How soon the report will arrive
- Whether the loft is part of the inspection
- How they plan to inspect the roof safely
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Who pays under the lease (that is a legal question)
- Areas behind locked flats or blocked hatches
- The structure in the way a structural engineer would assess it
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
Roof types and parts we check
- Gutters and downpipes
- Blocks of flats
- Converted houses
- Rented houses
- Shared roofs
- Flat roofs on blocks
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- Any need for thermal images or a drone flight
- House, block, shop or office
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What a landlord roof survey looks like in Little Horwood
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Little Horwood has a long history of building, with Bletchley Park about 4.9 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as Church of St Nicholas, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why act early in Little Horwood
Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. For older village homes like those around Little Horwood, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
