Roof survey in Moulsoe: what you get
Our roof surveys cover Moulsoe and the wider South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or use the contact form. We survey ridges, hips and valleys, flat roofs and chimney stacks, and the problems we are asked to look at most are water stains on rafters and ceiling joists and lifted, split or missing lead flashings.
In a village or hamlet like Moulsoe, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits
In fairness, a roof survey has limits:
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

Useful tips for Moulsoe property owners
Here are a few things we’d tell any owner:
- Tell us about any leaks or stains you’ve seen
- Keep a record of damp patches and dates
- Mention any flat roofs as well as the main roof
- Stay off ladders and the roof
File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Roof surveys around Moulsoe
Linford Manor, about 3.4 miles west, is one of the historic houses in the wider area around Moulsoe. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Woburn Sands station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a shop, office or commercial unit, for instance near Midsummer Place, a dated report on the roof is useful for planning and for any lease discussions.

Common questions in Moulsoe
Can a landlord with a rental near Woburn Sands station book a roof survey?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Do you cover smaller places like Moulsoe?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
What happens on the day
After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older roofs in small places like Moulsoe can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
