Roof surveys in Speedwell

How a roof survey works in Speedwell

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, flat roofs and lead flashings, and the problems we are asked to look at most are debris building up in roof valleys and ridge tiles that have lifted or moved.

Some older homes in villages like Speedwell are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • A full building survey of the property
  • Faults hidden behind ceilings or boarding

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.

What we check

  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Lead flashings

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Roof surveys around Speedwell

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Speedwell has a long history of building, with Woburn Abbey about 0.7 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of Saint Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Aspley Guise station, the gap between tenancies is a good time to have the roof looked at.

When to book a survey in Speedwell

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s often mistaken for a leak.

Common reasons to book include:

  • Worn lead at chimneys and abutments
  • Slipped, cracked or missing slates and tiles
  • Torn or sagging underlay
  • Gutters that overflow in heavy rain

Anyone responsible for a site like Woburn Lower School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Their report turnaround times
  • Whether the loft space is looked at, where there is one
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

FAQs for Speedwell

Is my home in Speedwell listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Aspley Guise station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How much does a roof survey cost in Speedwell?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

How long does a roof survey take?

Allow about one to two hours at a typical home, and longer for a large or complex roof. We will give you an idea of timing when you book.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Speedwell, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • If you’re buying, let the agent know when we are coming
  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors

Advice

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Let us know about past leaks
  • Look for debris in the garden after high winds
  • Photograph stains when they appear
  • Ask about a flat roof on an extension or garage too

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
