Roof survey in Woolstone, Milton Keynes
We carry out roof surveys in Woolstone and the rest of Milton Keynes. We survey seven days a week.
- Flashings that have come away from the wall
- Cracked or blistered flat roof coverings
- Condensation or damp timbers in the loft
What we do, step by step
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two for most homes, depending on how many separate roofs there are. In a smaller place like Woolstone, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

Advice
Roof survey in Woolstone
Our roof surveys cover Woolstone and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or send us an email. We survey chimney stacks, lead flashings and natural slate, and common reasons people get in touch are leaking gutter joints and downpipes and leaning or weathered chimney stacks.
In a smaller place like Woolstone, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

What affects the cost of roof surveys
All our prices include VAT. What changes the price is:
- The height of the building and how the roof can be seen safely
- Extra roofs, like extensions, dormers or garages
- Which survey package you book
- Whether thermal imaging or a drone is needed
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
What to tell us when you get in touch
To price your survey accurately, we will ask about:
- What made you get in touch
- Dates you’re working to, like exchange
- Anything about access we should know
- Any marks or damp showing indoors
Booking is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Roofs, chimneys and gutters in Woolstone
Woolstone is part of Milton Keynes, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings like Shepherdswell Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Central Milton Keynes Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Milton Keynes Central station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. With lower homes, common in places like Woolstone, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Can I check my roof myself?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Questions from Woolstone
My home in Woolstone has a flat-roofed garage or porch. Is it worth having that looked at?
Yes, if you’d like it included, mention it as you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
Is Woolstone within the area you cover?
Yes, Woolstone is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- How the roof will behave in every kind of weather
- Faults hidden behind ceilings or boarding
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.
What this survey covers
- Clay and concrete tiles
- The roof space
- Flat roofs
- Natural slate
- Chimney stacks
- Ridges, hips and valleys
- Lead flashings
Different roofs, different checks
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.
