Pre-Purchase Roof Survey in Tongwell
A roof survey before you buy a house or flat across Tongwell, using drones and thermal imaging where it applies. Call or email for a price.
- Lead that has worked loose at a wall or chimney
- Bitumen or mortar used in place of proper repairs
- Ponding, blisters or splits on a flat roof
Pre-purchase roof survey in Tongwell: what you get
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. We survey lead flashings and valleys, clay and concrete tiles and the roof space, and the problems we’re asked to look at most are damp timbers or stains in the loft and lead that has worked loose at a wall or chimney.
Older buildings in small places like Tongwell may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Tips that help
These tips come from what we see on roofs every week:
- Check the lease for roof repair responsibilities
- Arrange the survey as soon as your offer is agreed
- Ask for loft access on the day
- Ask the seller about past roof repairs
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
Tongwell questions
Is my home in Tongwell listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is Tongwell in the area you cover?
Yes. We work right across London and South East England, and Tongwell is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How long does a pre-purchase roof survey take?
It typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
What we are asked to look at in Tongwell
Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
People normally book a survey after spotting one of these:
- Chimney mortar that has eroded
- Slipped or missing slates and tiles
- Damp timbers or stains in the loft
- Flashings that have lifted or split
If you let a flat or house near Milton Keynes Central station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Before you book any roof surveyor
- Whether the price includes VAT
- How much experience they have with roofs like yours
- Whether the loft space is looked at, where there is one
- When you will get the report
How the survey works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. In a hamlet or village like Tongwell, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Leave a clear route to the loft
- Check pets are kept safely away
- Show us where any leaks or stains appear

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the house (that’s a RICS home survey)
- A structural engineer’s report
- Confirmation of asbestos in cement sheets or soffits
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.
Roof types and parts we check
- Clay and concrete tiles
- Chimney stacks
- Natural slate
- Gutters and downpipes
- The roof space
- Lead flashings and valleys
- Flat-roofed extensions and dormers
What affects the price in Tongwell
A few things affect what a survey costs:
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it is a home or a commercial building
- Whether thermal imaging or a drone is needed
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
Getting in touch
You don’t need to know any roofing terms. It’s enough to tell us:
- Photos of the roof, taken safely from ground level or a window
- The style of property, from a terrace to a block
- The address and postcode of the property
- Anything about access we should know
Booking is simple: just call 07833 053749 or drop us an email and give us some details about the property and we will point you to the right survey. The price is agreed up front.
What a pre-purchase roof survey looks like in Tongwell
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Tongwell has a long history of building, with Linford Manor about 1.2 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
For an older house near a landmark like Church of St Mary Magdalene, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
