Pre-purchase roof surveys for homes and businesses in Great Linford
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. The findings come in a written report with photos. If you are worried about worn or lifted lead flashings and gutters that overflow or drip at the joints, we can find out what’s behind it.
Houses in smaller places like Great Linford can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather usually shows first. Whether you’re buying or signing off new work, those edges deserve a careful look. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

The survey, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours at a typical house, with time for the loft where it can be reached. With a bit of garden around a house, as there often is around Great Linford, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- Let us know about parking before the day
- Move anything stored under the loft hatch
- If it isn’t your property yet, arrange access through the agent

Advice
Surveys for landlords and agents in Great Linford
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Buying a home or a new roof in Great Linford
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 0.4 miles north-east lies Linford Manor, a reminder of how long the area around Great Linford has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of St Andrew are frequently among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Wolverton station, a roof report gives you a clear picture before you buy or settle up with a roofer.

FAQs for Great Linford
Will you come out to Great Linford?
Yes. Great Linford is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you cover Great Linford?
We do. The survey and report are the same in Great Linford as anywhere else.
Will you need to get into the loft?
Where possible, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
How do I book a survey in Great Linford?
To arrange a survey, call 07833 053749 or send us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.
Does the weather affect the survey?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
What a pre-purchase roof survey does not cover
In fairness, there are limits to any roof survey:
- Anything beyond the roof, which a full home survey covers
- Asbestos testing of any kind
- A valuation or a promise of a lower price
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

Different roofs, different checks
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
