Drone roof survey in Great Linford: what you get
Drone roof survey starts from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There’s a 12-month follow-up as well. If a drone won’t help on your roof, we will say so. You get a written report with the close-up photos from the flight. If you’re worried about slipped or missing slates on a high roof and tired mortar and pots at the top of a stack, we can find out what’s behind it.
Older cottages and houses around Great Linford may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?
On a tall building, problems are often found only when water comes in. By that stage the damage has spread inside. Looking from above picks up the early signs. With lower homes, common in places like Great Linford, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

When to book a survey in Great Linford
Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. From above, they’re easy to see.
Most people get in touch when they’ve noticed one of these:
- Slipped or missing slates on a high roof
- Plant growth and moss on the roof
- Flashings that have come away
- Eroded pointing on a chimney stack
Take a building like Great Linford Primary School: a drone or thermal camera can show a large roof in a single visit.
Choosing a roof surveyor
- Is VAT included in the price?
- Their report turnaround times
- What experience they bring
- Their drone registration, if they fly one

Tips that help
Over many surveys, some simple habits stand out:
- Let neighbours know about the flight if your roof is shared
- Clear the loft hatch so we can check inside too
- Let us know about any leaks or concerns
- Keep pets indoors during the flight
File the report and photos with your home documents. They give you something to compare against later.
Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, so small faults are dealt with early.
Drones, thermal imaging and Great Linford roofs
Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. With Linford Manor about 0.4 miles north-east, Great Linford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Shop and office owners around Midsummer Place may find that big, flat commercial roofs are where aerial photos and thermal images help most. Take an older house close to Church of St Andrew: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. A visit to Great Linford is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- We start by making sure a drone flight makes sense for the roof.
- We agree a date, including weekends, subject to the weather.
- We fly over the roof, keeping the camera on the property we are surveying.
- Where there is safe access, we check the loft as well.
- Everything is written up, with the aerial photos and our advice.
Preparing for the visit
- Tell us where we can park nearby
- If you are buying, let the agent know when we are coming
- Unlock side gates and any roof access doors

Advice
What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Questions from Great Linford
Is Great Linford within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is drone flying allowed in Great Linford?
The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
Will you go up on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
What a drone roof survey doesn’t cover
Before you book, it’s worth knowing what a survey will not do:
- Structural calculations (that is a structural engineer’s job)
- Anything inside the loft or under the coverings
- Photos in conditions too poor to fly
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
