New roof snagging in Great Linford

About our new roof snagging in Great Linford

Snagging means finding the small faults and loose ends left at the end of a job. Roof snags frequently show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can be seen safely and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. Common reasons to book are underlay ending short at the eaves and broken coverings left on a new roof, on loft conversions and dormers, flashings and valleys and replacement roofs.

Smaller places like Great Linford often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you’re buying in Great Linford or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

When to book a survey in Great Linford

Debris left behind is common after roof work. Broken tiles, offcuts and nails can block gutters or damage lower roofs.

People normally book a survey when they’ve noticed one of these:

  • Missing or blocked roof ventilation
  • Cracked mortar at the ridge or hips
  • Gutters or fascias damaged during the job
  • Verge tiles or slates not secured

Landlords with a home close to Wolverton station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before booking anyone

  • Their insurance cover
  • Which parts of the roof they’ll actually see
  • What happens after the report arrives
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Buying a home or a new roof in Great Linford

The wider area around Great Linford has a long history of building, with Linford Manor about 0.4 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

For an older house near a landmark like Church of St Andrew, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What new roof snagging doesn’t cover

It helps to know what a survey will not do before you book:

  • Details hidden from sight
  • Whether the roof will leak in future
  • Deciding who is at fault in a disagreement

Your questions about new roof snagging in Great Linford

Is Great Linford in the area you cover?

Yes, Great Linford is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Great Linford?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How much time does a snagging visit need?

It typically takes an hour or two at a typical home, and more on a big or complicated roof. We will give you an idea as you book.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

Can you inspect the roof on a new-build home?

Yes. We inspect the roof as far as it can be seen safely and record any snags. It’s worth booking before your builder’s defects period ends.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What’s the price of a snagging inspection?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or email us.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take between one and two hours at most homes, while a commercial roof takes nearer three to four hours. With a bit of garden around a house, as there often is around Great Linford, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at
