Independent flat roof surveys in Denbigh

How a flat roof survey works in Denbigh

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We’re often asked to look into gaps at upstands and abutments and water getting in at rooflights, across upstands and outlets, GRP fibreglass and single-ply membranes.

Flat roofs in smaller places like Denbigh can be more exposed, especially where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Different roofs, different checks

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Single-ply membranes

Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.

Flat roof surveys in Denbigh: local notes

Historic houses such as Bletchley Park, about 0.6 miles south, show how far back building in the area around Denbigh goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a building such as Abbeys Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you run a business near Central Milton Keynes Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near Bletchley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How it works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Homes around Denbigh often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Make sure the loft hatch can be reached
  • Point out any leaks or damp patches

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Before and after the survey

Small things make a difference. Our tips:

  • Treat rooflights and old sheeting as fragile
  • Plan a survey before the covering reaches the end of its usual life
  • Note where water lies after a downpour
  • File the paperwork for the roof and any repairs

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

FAQs for Denbigh

How do I find out if my home in Denbigh is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Denbigh?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How much does a flat roof survey cost in Denbigh?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can you test old roof sheets for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Is ponding on a flat roof a problem?

Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.
