Flat roof surveys in Oakgrove

Flat roof survey in Oakgrove

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. We survey felt flat roofs, GRP fibreglass and mastic asphalt, and the problems we are asked to look at most are outlets that hold water back and damaged trims at the roof edge.

In a smaller place like Oakgrove, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Landlord and commercial surveys in Oakgrove

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Common roof problems in Oakgrove

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

These are some of the problems a survey can pick up:

  • Pools of water lying on the roof
  • Outlets that hold water back
  • Blisters and bubbles in the covering
  • Splits and cracks in the covering

For landlords with property near Milton Keynes Central station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before booking any roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether the inside of the roof is included
  • Whether the price includes VAT
  • Whether you can ask questions once you have the report

What a good roof survey covers

Honest limits

In fairness, a roof survey has limits:

  • A promise that the roof will not leak in future
  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck

Flat roof surveys in Oakgrove: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Linford Manor, about 2.7 miles north-west, show how far back building in the area around Oakgrove goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you run a business near Central Milton Keynes Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you look after a building like Middleton Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

How it works

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Oakgrove, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Questions from Oakgrove

Do you cover Oakgrove?

Yes. Our area covers London and South East England, and Oakgrove is part of that. Just ring 07833 053749 or email us and tell us about the property.

Does a conservation area affect roof work in Oakgrove?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Look for standing water a day after rain
  • Note any new marks on ceilings beneath the roof
  • Keep outlets clear of leaves and moss
  • Treat rooflights and old sheeting as fragile

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
