How a roof leak investigation works in Denbigh

The aim is to find where the water is getting in and explain it. You get a report with photographs showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. We survey valleys and parapet gutters, flat roof details and rooflights and dormers, and the problems we’re asked to look at most are water dripping from rafters or underlay and drips from nail tips in a cold loft.

In a smaller place like Denbigh, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. Let us know when it happens when you get in touch. The gutters on the most exposed side can overflow too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It typically takes between one and two hours, more where the leak is intermittent or the roof is large. Parking around Denbigh is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking near the property

What affects the cost of roof leak investigations

To price your survey, we look at:

  • The shape of the roof and its details
  • The size of the roof
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

You don’t need to know any roofing terms. Just tell us:

  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from ground level or a window
  • Where water is showing inside, if it is
  • The property’s address and postcode

Booking is simple: just ring 07833 053749 or email us and give us some details about the property and we will point you to the right survey. We confirm the price before anything is booked.

Roof by roof

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.

Chimney stacks

Damp on a chimney breast inside frequently starts at the top of the stack. Open, unused pots let rain fall down the flue.

Common roof problems in Denbigh

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Here are some of the things we see frequently:

  • Damp on a chimney breast
  • Brown rings on upstairs ceilings
  • Damp ceilings under a flat roof
  • Stains around a skylight

Living close to Waterhall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Your questions about roof leak investigations in Denbigh

Do you carry out roof surveys in Denbigh?

Yes, Denbigh is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

Is my home in Denbigh listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to, and the report makes that clear.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can every leak be traced?

We cannot promise it. Some leaks hide well, particularly those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Take dated photos of the leak
  • Move stored items away from the hatch
  • Mention earlier attempts to fix the leak
  • Catch drips in a bucket and protect the floor

We email the report to you, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Keep the loft space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.
