How a roof leak investigation works in Oakgrove

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We are frequently asked to look into water marks that spread in wet weather and condensation that looks like a leak, across chimney stacks, slate and tile slopes and lead flashings.

In older homes around places like Oakgrove, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. Being in a smaller place like Oakgrove doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors

Oakgrove questions

Do you cover Oakgrove?

We do. Every survey there gets the same written report with photographs.

Is my home in Oakgrove listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is there anything I need to do before the visit?

Keep a note of when it leaks. Clear access to the loft. Keep away from any light or socket that water is reaching.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Can a leak be traced on a dry day?

In many cases, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

How the survey changes by roof type

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

Honest limits

It is a careful look at the leaking roof, not the whole story. The main limits are:

  • Carrying out the fix
  • A structural engineer’s report
  • What’s under the covering or behind the plaster

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

  • Slate and tile slopes

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Wind, rain and roofs in Oakgrove

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Linford Manor, about 2.7 miles north-west, show how far back building in the area around Oakgrove goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Campbell Park shed leaves that can end up in nearby gutters. Landlords with a home close to Milton Keynes Central station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Do you need a roof leak investigation in Oakgrove?

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

Typical things we’re asked to look at include:

  • A leak that comes and goes with the weather
  • Ceiling stains that grow after rain
  • Wet patches on loft insulation
  • Damp underlay across a wide area

If you look after a shop, office or commercial unit, for example near Central Milton Keynes Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

What to check before booking

  • What happens after the report arrives
  • What they will not be able to tell you
  • Do they have a CAA Flyer ID and Operator ID for drone work?
