Electronic leak detection in Oakgrove: what you get

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see, so your roofer can repair them. The results come in a report with photos. If you are worried about water coming in under a flat roof and failed seams and laps, we can find out what’s behind it, on flat roof membranes, green roofs and single-ply roofs alike.

Around a smaller place like Oakgrove, flat roofs usually cover extensions, garages and dormers. Even a small flat roof can let plenty of water into the room below. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Prices for electronic leak detection in Oakgrove

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What to let us know when you get in touch

These details help when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • Any marks or damp showing indoors
  • Your timetable, like an exchange date
  • The kind of building and roof involved

You can call us seven days a week. For a price or to book, phone 07833 053749 or send us an email.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes a time that depends on the membrane area and the build-up, and we’ll give you a guide when quoting. Being in a smaller place like Oakgrove does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Flat and commercial roofs around Oakgrove

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Linford Manor about 2.7 miles north-west, Oakgrove sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For businesses in and around places such as Central Milton Keynes Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Milton Keynes Central station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building such as Middleton Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Common questions in Oakgrove

How do I find out if my home in Oakgrove is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Oakgrove?

Yes. Oakgrove is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you test a green or ballasted roof?

In some cases. The layers on top and the build-up below decide it and parts may need to be lifted. We talk this through first.

What’s the best way to book?

Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Do not leave water getting in
  • Keep outlets clear of debris
  • Do not keep patching the same spot
  • Limit access to the roof

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • Repairing the breaches (that’s for your roofer)
  • Moisture spread under the membrane
  • Parts of the roof covered by fixed equipment

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Commercial flat roofs

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
