Electronic leak detection in Walton Hall

Electronic leak detection in Walton Hall

Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work, and some may need lifting. We talk this through before we quote. Any details of the build-up help, as they show what lies beneath the surface. We will tell you if the roof cannot be tested. If you’ve noticed leaks at pipes, outlets or fixings and new roofs to check before paving or planting, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Walton Hall are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Fixing the holes we find
  • Areas we cannot reach or that can’t be tested
  • Build-ups without a suitable layer below

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs
  • Single-ply roofs

Do you need electronic leak detection in Walton Hall?

Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny, but still let water through.

A survey makes sense if you’ve noticed:

  • Patched roofs that still leak
  • Leaks at pipes, outlets or fixings
  • Leaks through a flat roof with no obvious cause
  • Failed seams and laps

If you live in an older home near Church of St Thomas, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Choosing a roof surveyor

  • Their report turnaround times
  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs
  • Whether the inside of the roof is included

What a roof survey includes

Leave it or get it looked at?

Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first so your roofer knows where to work. For an older or listed building in a place like Walton Hall, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. In a small place like Walton Hall, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Preparing for the visit

  • Find any records of previous roof work
  • Let us know about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors

Arrange a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Walton Hall: your questions answered

Does a conservation area affect roof work in Walton Hall?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Walton Hall?

Yes, Walton Hall is one of the places we work. Every survey there gets the same written report with photographs.

How much time does ELD need?

It normally takes more time on a big roof than a small one, with the construction of the roof playing a part too.

How does ELD work?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That lets us find breaches that are too small to see.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Local flat roofs in Walton Hall

The wider area around Walton Hall has a long history of building, with Bletchley Park about 2.3 miles south-west. Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Get leaks traced quickly
  • Note where leaks show inside and when
  • Have roof specifications to hand
  • Clear flat roof outlets regularly

Questions about the results are welcome. We will explain what was found and what it means.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
