Drone roof survey in Denbigh, Milton Keynes
Wondering about the roof at a property in Denbigh? We carry out drone roof surveys in Denbigh and across Milton Keynes, with plain-English findings.
- Flat roofs on upper floors that hold water
- Ridge pieces that have lifted
- Cracked flaunching or loose chimney pots
How the survey changes by roof type
Flat roofs on tall buildings
The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.
Ridges and hips
Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.
Drone roof survey in Denbigh
A drone can see more than your roof, so we take care. We keep the camera on the roof we’re surveying, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. If you’ve noticed ridge and hip pieces working loose and wind damage high on the roof, we can find out what’s behind it, whatever the roof.
Around Denbigh, a good many roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

How the survey works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. Most surveys take an hour or two for most houses, while a commercial roof takes nearer three to four hours. In a smaller place like Denbigh, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- The roof is photographed from the air, with the camera kept on your property.
- Where there’s safe access, we check the loft as well.
- Everything is written up, with the aerial photos and our advice.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- Mention any parking restrictions on your street
- Dig out any old roof reports or invoices

Questions from Denbigh
Does a conservation area affect roof work in Denbigh?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is Denbigh within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
What’s in the survey report?
You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.
How long does the visit take?
Expect it to take roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. That includes checking the site and the weather before take-off.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
What happens if the weather is bad?
We don’t fly in high wind or heavy rain. Whether we can fly depends on the conditions on the day. If we can’t fly, we will arrange another day or inspect by other means.
Drone roof surveys in Denbigh: local notes
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
Anyone responsible for a site like Abbeys Primary School will know that a view from above covers a wide roof far faster than walking it. Shop and office owners around Central Milton Keynes Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it.

Common roof problems in Denbigh
Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.
A survey can pick up problems such as:
- Wind damage high on the roof
- Eroded pointing on a chimney stack
- Hidden gutters full of leaves
- Ridge and hip pieces working loose
Take an older house close to Whaddon Way Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
Questions to ask before booking
- Which viewpoints they use to see the roof
- What the survey will not cover
- What insurance they carry
- How soon the report will arrive

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Share the postcode so we can check for restrictions
- Check the loft can be reached
- Keep pets indoors during the flight
- Mention anything you’ve noticed on the roof
File the report and photos with your home documents. They’re a useful baseline for future surveys.
Keep gutters, valleys and outlets clear, especially in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.
How we price drone roof surveys
Prices always include VAT. The things that change the price are:
- The size of the roof
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- Building height and the viewpoints available
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.
Getting in touch
To price your survey accurately, we’ll ask about:
- What made you get in touch
- Pictures from the garden or a window, if you have them
- Dates you are working to, such as exchange
- Your postcode, so we can check access and travel
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
What a drone roof survey does not cover
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Flights in a restricted zone without permission
- Neighbouring roofs the owner hasn’t asked us to survey
- Structural calculations (that is a structural engineer’s job)
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.
