How a storm damage roof report works in Quarrendon Estate

High winds normally affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. Common reasons to book are lead lifted at abutments and roofs hit by falling trees, across flat roofs, chimney stacks and flashings.

In older homes around places like Quarrendon Estate, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The size of the roof
  • Height and safe access
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you get in touch

What helps most when you contact us:

  • Anything about access we should know
  • The address and postcode of the property
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Why act early in Quarrendon Estate

If a roofer needs to make the roof safe, take photos first if you can do so safely from ground level. Those photos show the damage as it was. Around Quarrendon Estate, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What you get with us

  • We hold a CAA Flyer ID and Operator ID
  • Photos and a written report every time
  • More than 5,000 surveys completed
  • Surveys seven days a week

FAQs for Quarrendon Estate

Is my home in Quarrendon Estate listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in Quarrendon Estate?

Yes, Quarrendon Estate is one of the places we work. The survey and report are the same in Quarrendon Estate as anywhere else.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What if the roof was already worn?

Most policies do not cover wear and tear. We note both storm damage and older defects, so you know what the roof shows. How the policy applies is up to your insurer.

What does a storm damage report cost?

A storm damage report starts from £150. Commercial and larger roofs are quoted on size. Repair costs are not part of the report.

Does your report mean my claim will be accepted?

Only your insurer can decide that. We record the damage, with photographs and the likely cause, which you can pass to your insurer.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours for a house, and longer for a large or complex roof. In a smaller place like Quarrendon Estate, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed

Signs you need a storm damage roof report in Quarrendon Estate

Others book after an insurer has queried a claim. You get an independent record of what the roof shows. What happens next is up to the insurer.

Typical things we are asked to look at include:

  • Slipped or missing slates or tiles
  • Damaged gutters and fascias
  • Cowls or aerials dislodged in the wind
  • Lead lifted at abutments

For businesses in and around places like Friars Square, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Questions to ask before booking

  • Are they insured for the work?
  • Is VAT included in the price?
  • Whether you can ask questions once you have the report
  • What experience they bring

What to expect from a roof survey

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Note the date and time you first saw the damage
  • Keep invoices for temporary repairs
  • Keep fallen slates or tiles as evidence if safe
  • Take photos of stains and damp inside

You will need a roofer’s quote for the repairs. The report gives them a clear list of the damage.

Keep records of roof work and surveys. They can help show the roof was looked after.
