Roof surveys near Jordans

Do you need a roof survey in Jordans?

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

We’re often asked to look at:

  • Flashings that have come away from the wall
  • Torn or sagging underlay
  • Ponding, splits or blisters on flat roofs
  • Crumbling chimney pointing or cracked flaunching

For an older house near a landmark such as Church of Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs.

How a roof survey works in Jordans

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. Common reasons to book are crumbling chimney pointing or cracked flaunching and standing water on a flat roof, across natural slate, lead flashings and chimney stacks.

In a village or hamlet like Jordans, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

FAQs for Jordans

Will you come out to Jordans?

Yes, Jordans is on our map. A small place gets exactly the same survey as a big one.

Do you survey roofs for landlords with property near Seer Green & Jordans station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details.

How long will you be at the property?

On site, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Prices for roof surveys in Jordans

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.

What to tell us when you get in touch

Before you get in touch, it helps to have:

  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • Any deadline, such as an exchange date

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Jordans, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Gather any paperwork for past roof work
  • Hold on to the report for future surveys
  • Move stored items away from the loft hatch
  • Take photos of any leaks as they happen

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Local roofs in Jordans

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Chenies Manor House, about 5 miles north-east, show how far back building in the area around Jordans goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Seer Green & Jordans station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Jordans School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Why act early in Jordans

By the time water marks a ceiling, it is frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can frequently spot it sooner. Around Jordans, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.
