Common questions in Jordans

Will you come out to Jordans?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is my home in Jordans listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How do I arrange a gutter survey in Jordans?

The quickest way is to ring 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.

What will the report tell me?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How a gutter survey works in Jordans

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey valley gutters, parapet and box gutters and outlets and hoppers, and common reasons people get in touch are leaks at the gutter joints and rotten fascias or stained soffits.

Some older homes in villages like Jordans are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls
  • Parts of gutters that can’t be seen safely

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

What to tell us when you get in touch

What helps most when you contact us:

  • Dates you are working to, such as exchange
  • What’s prompted the survey
  • The kind of building and roof involved
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Gutter surveys around Jordans

Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Chenies Manor House, about 5 miles north-east, show how far back building in the area around Jordans goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Jordans School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.

Common reasons to book include:

  • Gutters full of debris and silt
  • Rotten fascias or stained soffits
  • Leaking or loose downpipes
  • Valley or box gutters that overflow inside

What a roof survey includes

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Jordans, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Check pets are kept safely away
  • Have any paperwork from past roof work to hand
  • If you are buying, let the agent know when we are coming

Getting a price

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.
