Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Note the weather when the leak shows
  • Keep a photo record of the damp patch
  • Check whether pipes or tanks run near the stain
  • Mention earlier attempts to fix the leak

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

About our roof leak investigation in Jordans

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe vantage point. We’re often asked to look into water coming in around a roof light or dormer and drips in the loft during heavy rain, across chimney stacks, flat roof details and slate and tile slopes.

Many homes in small places like Jordans face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Jordans: your questions answered

How do I find out if my home in Jordans is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Jordans in the area you cover?

Yes. Our area covers London and the South East, and Jordans is part of that. Just phone 07833 053749 or email us and tell us about the property, and we will talk through which survey suits.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do you look in the loft space?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Can you trace a leak in dry weather?

Typically, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.

How the survey works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. Most surveys take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Around Jordans, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Point out any leaks or damp patches
  • Keep pets in another room
  • Dig out any old roof reports or invoices

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Signs you need a roof leak investigation in Jordans

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Signs worth acting on include:

  • Leaks that appear only in driving rain
  • Ceiling stains that grow after rain
  • Staining where a gutter or parapet meets the wall
  • Stains around a skylight

If you own a rental within reach of Seer Green & Jordans station, a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before booking

  • Whether you get a written report with photos
  • Which viewpoints they use to see the roof
  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft is part of the inspection

What to expect from a roof survey

Why get it checked now?

Damp in a ceiling or loft can lead to mould. It’s unpleasant, and it is harder to deal with once established. Finding the leak comes first. Around Jordans, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What a roof leak investigation looks like in Jordans

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. About 5 miles north-east lies Chenies Manor House, a reminder of how long the area around Jordans has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Anyone responsible for a site like Jordans School will know that on a building that size, finding the source of a drip means looking well beyond the stain. The streets around a church such as Church of Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Different roofs, different checks

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.
