Chimney surveys near Jordans

Chimney surveys for homes and businesses in Jordans

Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey brick chimney stacks, chimney breasts and lead flashings, and the problems we are asked to look at most are disused chimneys trapping moisture and mortar washing out of the joints.

Older buildings in small places like Jordans may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Different roofs, different checks

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Older roofs in small places like Jordans can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

What a survey costs

A few things affect what a survey costs:

  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

We’ll usually ask about:

  • When you need the report by
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • Any photos you have, taken from ground level or a window

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

Useful tips for Jordans property owners

Nothing here needs a ladder. A few suggestions:

  • Keep the report to compare against at the next survey
  • Do not use a ladder to reach the stack yourself
  • Photograph damp patches with the date
  • Have brackets on the chimney checked

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Your questions about chimney surveys in Jordans

I let a flat near Seer Green & Jordans station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Do you cover smaller places like Jordans?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What does the report include?

Written findings with photographs, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

Roofs, chimneys and gutters in Jordans

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Chenies Manor House, about 5 miles north-east, is one of the historic houses in the wider area around Jordans. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Seer Green & Jordans station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like Jordans School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Church of Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
