Chimney survey in West Hyde: what you get

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Typical surveys look at spalled or crumbling bricks and staining on walls around the chimney, on chimney breasts, flaunching and chimney pots and cowls.

In a small place like West Hyde, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like West Hyde, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Chimney surveys around West Hyde

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.4 miles north lies Chenies Manor House, a reminder of how long the area around West Hyde has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Take an older house close to Church of St Thomas of Canterbury: old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around The Green shed leaves that can end up in nearby gutters.

Your questions about chimney surveys in West Hyde

Will you come out to West Hyde?

Yes, West Hyde is on our map. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Denham Golf Club station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Does the report include photographs?

Yes. The report includes photos of what we found.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Why get it checked now?

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Around West Hyde, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Ask for ventilated caps on redundant stacks
  • Glance at the stacks from the street now and then
  • Keep track of stains on chimney breasts
  • Leave close inspection to people with safe access

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

Do you need a chimney survey in West Hyde?

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Look out for signs like these:

  • Bricks with flaking faces
  • Redundant stacks capped without ventilation
  • Flashings pulling away from the stack
  • Flaunching that has broken away

Landlords with a home close to Denham Golf Club station may find that a dated record of the roof is useful when planning maintenance across a let.
