What we can’t see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Structural calculations (that’s a structural engineer’s job)
  • A promise that the roof won’t leak in future
  • The condition of the rest of the building (that’s a RICS home survey)

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

About our roof survey in Nash Lee

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey natural slate, ridges, hips and valleys and the roof space, and common reasons people get in touch are loose ridge or hip tiles and torn or sagging underlay.

In a small place like Nash Lee, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

How the survey changes by roof type

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.

Your questions about roof surveys in Nash Lee

Do you cover smaller places like Nash Lee?

Yes, Nash Lee is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you fly a drone over a roof in Nash Lee?

The answer turns on the exact location and the conditions on the day. RAF Halton is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Do you inspect the roof from on top?

Only when it is safe. We also use views from ground level, windows and the loft space.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Nash Lee homes and their roofs

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you run a business near Friars Square, a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Stoke Mandeville station, the gap between tenancies is a good time to have the roof looked at.

Why act early in Nash Lee

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Older cottages and farmhouses around Nash Lee can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

When to book a survey in Nash Lee

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.

Things that often lead to a survey include:

  • Loose ridge or hip tiles
  • Gaps in the roof where coverings have gone
  • Worn lead at chimneys and abutments
  • Crumbling chimney pointing or cracked flaunching

If you live in an older home near Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before you book anyone

  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes between one and two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Nash Lee frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.
