Surveys for landlords and agents in Ellesborough

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

How a roof survey works in Ellesborough

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, ridges, hips and valleys and flat roofs, and the problems we are asked to look at most are cracked or blistered flat roof coverings and worn or blocked valleys.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a roof survey looks like in Ellesborough

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Anyone responsible for a site like Great Kimble Church of England School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Do you need a roof survey in Ellesborough?

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

Problems we come across frequently include:

  • Valley linings that have cracked or split
  • Standing water on a flat roof
  • Blocked, sagging or leaking gutters
  • Torn or sagging underlay

For landlords with property near Little Kimble station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Your questions about roof surveys in Ellesborough

How do I find out if my home in Ellesborough is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Ellesborough?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Will you check the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.

What happens on the day

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Ellesborough, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Leave side gates unlocked
  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets inside or away from the areas we are looking at

Advice

Why it’s worth a survey now in Ellesborough

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Why book with us

  • Prices that include VAT
  • Surveys seven days a week
  • We hold a CAA Flyer ID and Operator ID
  • An independent view of the roof

What we can’t see

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.
