Roof surveys around Coombe

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Little Kimble station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of St Peter and St Paul: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Roof survey in Coombe

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey ridges, hips and valleys, clay and concrete tiles and the roof space, and the problems we are asked to look at most are loose ridge or hip tiles and debris building up in roof valleys.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two at most homes, though large, tall or awkward roofs take more time. Somewhere like Coombe needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Let us know about parking before the day
  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft

Advice

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Signs you need a roof survey in Coombe

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Things that often lead to a survey include:

  • Loose chimney pots
  • Torn or sagging underlay
  • Flashings that have come away from the wall
  • Debris building up in roof valleys

If you look after a building like Great Kimble Church of England School, large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection
  • What happens after the report arrives
  • How long they’ve been surveying roofs

What’s in a roof survey

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s report
  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

What we look at

  • Lead flashings
  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys
  • The roof space

  • Flat roofs

FAQs for Coombe

I let a flat near Little Kimble station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Coombe?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you inspect the roof from on top?

Only when it’s safe. We also use views from ground level, windows and the loft space, and Premium includes a drone where it applies.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Why get it checked now?

Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up. Around Coombe, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

How we price roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • How big the roof is

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

What to tell us when you contact us

We will normally ask about:

  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Anything about access we should know
  • Your timetable, like an exchange date

Once you know what you need, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
