Roof Survey in Edgcott
Independent roof surveys in Edgcott. We have completed more than 5,000 surveys across London and South East England.
- Worn lead at chimneys and abutments
- Worn or blocked valleys
- Gutters that overflow in heavy rain
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Let us know about past leaks
- Find records of any re-roofing or repairs
- Ask about a flat roof on an extension or garage too
- Stay off ladders and the roof
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Roof survey in Edgcott
Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Common reasons to book are loose chimney pots and cracked or blistered flat roof coverings, across natural slate, ridges, hips and valleys and chimney stacks.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for Edgcott
Is Edgcott in the area you cover?
We do. The survey and report are the same in Edgcott as anywhere else.
Will you come out to Edgcott?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. The report includes photos and recommendations.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you tell me how long my roof will last?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most houses, and longer for a large or complex roof. Somewhere like Edgcott needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- Agree roof access with the managing agent if it is shared
- Let us know about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed

Advice
How the survey changes by roof type
Natural slate
Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
Prices for roof surveys in Edgcott
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- How big the roof is
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:
- Pictures from the garden or a window, if you have them
- Dates you are working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
- The property’s address and postcode
Photos help, if you have them. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or drop us an email.
Should I look at the roof myself first?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Local roofs in Edgcott
Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses like Claydon House, about 3 miles north-east, show how far back building in the area around Edgcott goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of St Michael, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Grendon Underwood Combined School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
