DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Roof survey in Little London

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. If you’re worried about loose chimney pots and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on.

Older buildings in small places like Little London may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the price in Little London

When we price a survey, we consider:

  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

You do not need to know any roofing terms. It is enough to let us know:

  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or drop us an email.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep a record of damp patches and dates
  • Don’t climb onto the roof yourself
  • Find records of any re-roofing or repairs
  • Include dormers, porches and garages when you book

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • The roof space

The survey, step by step

Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we’re there. Around Little London, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photographs and recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • Keep pets inside or away from the areas we’re looking at
  • For flats, check roof access has been agreed

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Advice

Little London homes and their roofs

With Boarstall Tower about 1.7 miles north-west, Little London sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Oakley Church of England Combined School, large buildings have long gutter runs and big roofs that need checking like any other.
