For older village homes like those around Little London, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Flat roof survey in Little London: what you get

Ponding is frequently the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We’re often asked to look into dips that suggest the deck is deflecting and outlets that hold water back, on single-ply membranes, GRP fibreglass and EPDM rubber.

In a small place like Little London, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlords, agents and block managers in Little London

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

What we look for on each type of roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

Little London: your questions answered

Does a conservation area affect roof work in Little London?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Little London in the area you cover?

Yes, Little London is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or email us and let us know about the property.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Can you tell me how long my flat roof will last?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Little London can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Clear the way to the loft hatch
  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed

Flat roofs in Little London

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 1.7 miles north-west lies Boarstall Tower, a reminder of how long the area around Little London has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near Church of St Mary, the joins between later flat roofs and the old walls are where problems normally start. Take a building like Oakley Church of England Combined School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

What this survey cannot tell you

It’s useful to know what a survey will not do before booking:

  • A promise that the roof won’t leak in future
  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we don’t walk on
