Flat roof survey in Piddington, Oxfordshire
Not sure what state the flat roof is in? You can book a flat roof survey in Piddington and across Oxfordshire, with plain-English findings.
- Blistering in felt or asphalt
- Ponding water that does not drain away
- Leaks around rooflights
What happens if roof problems are left?
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Older and listed buildings around Piddington may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Flat roof surveys for homes and businesses in Piddington
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at upstands pulling away from walls and cracked or split membrane, on GRP fibreglass, EPDM rubber and upstands and outlets.
Older buildings in small places like Piddington may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Flat roofs in Piddington
The wider area around Piddington has a long history of building, with Boarstall Tower about 2.1 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you live in an older home near Church of St Nicholas, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Bicester Village station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Plan a survey before the covering reaches the end of its usual life
- Keep outlets clear of leaves and moss
- File the paperwork for the roof and any repairs
- Check that new brackets or units haven’t damaged the covering
Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- A fixed date for when the roof will need replacing
- Whether old sheeting or boards contain asbestos
- Whether the deck or joists are strong enough
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.
What we check
- Single-ply membranes
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- EPDM rubber
- Felt flat roofs
What we look for on each type of roof
EPDM rubber
An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours at a typical home, though large, tall or awkward roofs take more time. Somewhere like Piddington needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Keep pets in another room
- Dig out any old roof reports or invoices
How to book
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.
Advice
Piddington: your questions answered
How do I find out if my home in Piddington is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Piddington?
Yes, Piddington is one of the places we work. Every survey there gets the same written report with photos.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
How long is the visit?
It typically takes an hour or two for most houses, and about three to four hours for a commercial roof. You’ll then get the report by email.
