Local roofs in Piddington
The wider area around Piddington has a long history of building, with Boarstall Tower about 2.1 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
For an older house near a landmark such as Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Gutter survey in Piddington: what you get
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey eaves gutters, outlets and hoppers and downpipes, and people most frequently book us about cracked or loose downpipes and dripping or leaking gutter joints.
In a small place like Piddington, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Roof by roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.
What happens if roof problems are left?
Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Where a roof is exposed, as many are in small places like Piddington, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

The survey, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. Somewhere like Piddington needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, you let us know what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- You get a photo-illustrated written report and recommendations.
Before we arrive
- Keep pets out of the way during the survey
- Tell us about any leaks, stains or damp patches you know of
- If the roof is shared, arrange access with whoever manages the building

Your questions about gutter surveys in Piddington
I let a flat near Bicester Village station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and some details.
How do I find out if my home in Piddington is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Is a CCTV drain survey included?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
What we are asked to look at in Piddington
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
It’s worth booking a survey if you’ve seen:
- Gutters full of debris and silt
- Gutters that have fallen out of line
- Water backing up from a hidden gutter
- Leaking or loose downpipes
If you let a flat or house near Bicester Village station, the gap between tenancies is a good time to have the roof looked at.
Before you book any roof surveyor

Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
