About roof surveys in OX25

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey lead flashings, chimney stacks and flat roofs, and common reasons people get in touch are valley linings that have cracked or split and condensation or damp timbers in the loft.

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at most homes; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Landmarks near Upper Heyford

Around Upper Heyford, our work takes us to homes and buildings near Heyford Park Chapel and Barley Mow pub and the streets around them. Upper Heyford’s nearest station is Heyford station, about 1.8 miles west of the centre. Nearby you will also find Bicester Community Hospital (4.8 miles south-east) and Ardley Castle (2 miles north-east).

Roofs, chimneys and gutters across OX25

OX25 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in OX25 are part of that picture.

Upper Heyford: If you own a rental within reach of Heyford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Heyford Park Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a survey costs

To price your survey, we look at:

  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Your postcode, so we can check access and travel
  • Dates you’re working to, such as exchange

Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or send us an email to find out.

What we’re asked to look at in OX25

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is frequently mistaken for a leak.

Signs worth acting on include:

  • Ridge tiles that have lifted or moved
  • Crumbling chimney pointing or cracked flaunching
  • Standing water on a flat roof
  • Slates or tiles that have slipped or broken

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Photograph stains when they appear
  • Gather any paperwork for past roof work
  • Keep the report with your property records
  • Look for debris in the garden after high winds

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather

Common questions in OX25

Do you go up on the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Is OX25 in your area?

Yes. OX25 is part of the area we cover.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
