Need a roof survey in OX5?

Roof survey in OX5: how it works

We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey natural slate, clay and concrete tiles and chimney stacks, and common reasons people get in touch are torn or sagging underlay and loose chimney pots.

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

What you will pay

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Around Kidlington

Locally, jobs take us to homes and businesses close to St Thomas More Catholic Primary School, Church of St Mary and Red Lion pub. For rail, the closest station is Oxford Parkway station, about 1.3 miles south. Other landmarks nearby include Oxford Castle (4.9 miles south) and Acland Hospital (4.3 miles south). Open spaces near Kidlington include Hook Meadow and The Trap Grounds.

Roof surveys across OX5: local notes

From Kidlington, Yarnton and Islip to smaller places, people across OX5 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. OX5 is part of that mix.

Kidlington: Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Oxford Parkway station, the gap between tenancies is a good time to have the roof looked at.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey won’t do:

  • How the roof will behave in every kind of weather
  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Roof by roof

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

Lead flashings and valleys

Flashings and valleys are where many leaks start. That’s why we look at them closely.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Move stored items away from the loft hatch
  • File the report with your home documents
  • Mention any flat roofs as well as the main roof
  • Leave roof access to professionals

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Leave it or get it looked at?

By the time water marks a ceiling, it is frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can frequently spot it sooner.

Questions to ask before you book

  • Their report turnaround times
  • Their track record with similar roofs
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photographs

OX5 questions

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Is OX5 in your area?

Yes. Our area covers London and South East England, and that includes OX5.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How long does a roof survey take?

On site, it normally takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Report times depend on the package.
