Flat roof surveys for homes and businesses in Kidlington
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or email us with the address and a rough idea of the roof area. Common reasons to book are edge trims that have lifted or split and failed seals around rooflight kerbs, across GRP fibreglass, EPDM rubber and mastic asphalt.
Around Kidlington, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It is worth mentioning them when booking, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Flat roof surveys in Kidlington: local notes
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 3.5 miles north-west lies Blenheim Palace, a reminder of how long the area around Kidlington has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as St Thomas More Catholic Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Oxford Parkway station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we are asked to look at in Kidlington
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
It’s worth booking a survey if you’ve seen:
- Standing water left after rain
- Failed seals around rooflight kerbs
- Blistering in felt or asphalt
- Cracked or split membrane
Take an older house close to Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Roof by roof
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What this survey can’t tell you
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Whether old sheeting or boards contain asbestos
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Structural calculations, which need a structural engineer
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at most homes, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to Kidlington is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Tell us about parking before the day
- Dig out any old roof reports or invoices

Your questions about flat roof surveys in Kidlington
How do I find out if my home in Kidlington is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover Kidlington?
We do. The survey and report are the same in Kidlington as anywhere else.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Can you test old roof sheets for asbestos?
We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
Can you survey in bad weather?
Light rain doesn’t normally stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we will identify it on the day.
