Flat roof survey in Kirtlington
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are pools of water lying on the roof and a sagging deck under the covering, across upstands and outlets, felt flat roofs and mastic asphalt.
Flat roofs on exposed homes in small places like Kirtlington take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
After the visit, you get a written report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

How we price flat roof surveys
When we price a survey, we consider:
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
- Building height and the viewpoints available
- The package you choose: Basic, Standard or Premium
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.
Helping us price your survey
Getting the details right at the start saves time. It is useful to include:
- The style of property, from a terrace to a block
- The reason for the survey, such as buying, a leak or storm damage
- Your timetable, such as an exchange date
- Access details, like a loft hatch or a shared roof
Once you know what you need, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.
What we do, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two at most homes, or half a day or so for a commercial building. Cottages and farmhouses around Kirtlington often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before we arrive
- For flats, check roof access has been agreed
- Make a note of anything you’d like us to look at
- Check we can get to the back of the property

Advice
Common roof problems in Kirtlington
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
Problems we come across often include:
- Edge trims that have lifted or split
- Leaks around rooflights
- Blistering in felt or asphalt
- Upstands pulling away from walls
If you own a rental within reach of Tackley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- Will the report include photos?
- Whether the inside of the roof is included
- How long they’ve been surveying roofs
What a flat roof survey looks like in Kirtlington
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Blenheim Palace, about 4.3 miles south-west, show how far back building in the area around Kirtlington goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings such as Kirtlington Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Roof by roof
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
Mastic asphalt
With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Questions from Kirtlington
Do you cover smaller places like Kirtlington?
Yes, Kirtlington is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Kirtlington is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Are you insured?
We hold professional indemnity and public liability insurance.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Will you check the loft?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Does the report include photos?
Yes. Photos are taken throughout the survey, and they go into the written report.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Limit foot traffic on the covering
- Check that new brackets or units haven’t damaged the covering
- Keep clear of rooflights and fragile roof sheets
- Have the roof looked at again after a severe storm
Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
