Signs you need a roof survey in Kirtlington

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It’s frequently mistaken for a leak.

A survey makes sense if you’ve noticed:

  • Torn or sagging underlay
  • Blocked, sagging or leaking gutters
  • Ponding, splits or blisters on flat roofs
  • Cracked mortar along the ridge

Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to expect from a roof survey

About our roof survey in Kirtlington

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We’re often asked to look into flashings that have come away from the wall and worn or blocked valleys, across chimney stacks, lead flashings and clay and concrete tiles.

Somewhere as small as Kirtlington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Do not climb onto the roof yourself
  • Clear the loft hatch area before we arrive
  • File the report with your home documents
  • Mention any damp patches when you book

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

Kirtlington homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses like Blenheim Palace, about 4.3 miles south-west, show how far back building in the area around Kirtlington goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Tackley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Kirtlington Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What a roof survey does not cover

In fairness, there are limits to any roof survey:

  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets
  • What’s under the slates, tiles or felt

If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.

What we look at

  • Chimney stacks
  • Lead flashings
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Clay and concrete tiles

What we do, step by step

After the inspection, everything we found is written up in a report with photos. On timing, most surveys take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as Kirtlington, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Keep pets inside or away from the areas we’re looking at
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft

Your questions about roof surveys in Kirtlington

I let a flat near Tackley station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you cover smaller places like Kirtlington?

Yes, Kirtlington is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey is not a structural engineer’s report.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Why act early in Kirtlington

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Older cottages and farmhouses around Kirtlington can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
