Roof survey in Banbury, Oxfordshire
Need a roof survey in Banbury? We can help, with a written report you can act on. Book a weekday or weekend visit.
- Condensation or damp timbers in the loft
- Standing water on a flat roof
- Gaps in the roof where coverings have gone
Why get it checked now?
Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention. Once water reaches the loft insulation in a home in Banbury, it loses much of its value and is slow to dry. That is an extra cost on top of the roof work itself.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the price for the job before booking.
Why choose Independent Roof Survey in Banbury

How a roof survey works in Banbury
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. Typical surveys look at ponding, splits or blisters on flat roofs and gaps in the roof where coverings have gone, on the roof space, natural slate and flat roofs.
In a town like Banbury, most homes are houses whose owners look after their own roofs. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. The photographs let you see the parts of the roof you cannot get to.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roof surveys around Banbury
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.5 miles south-west lies Broughton Castle, a reminder of how long the area around Banbury has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you let a flat or house near Banbury station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Saint Paul's: its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like St Mary's Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Banbury questions
Do you cover Banbury?
Yes, Banbury is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is my home in Banbury listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Can you look at a roof that is joined to next door?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a home in Banbury, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Note where any stains or damp appear
- Have any paperwork from past roof work to hand
- Unlock side gates and any roof access doors
Arrange a survey
We confirm the price for your roof before booking, so you know where you stand. Roof survey starts from £150, including VAT. To book, phone 07833 053749 or drop us an email.
Related advice
Can I check my roof myself?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What we cannot see
It’s a careful look at the roof, not the whole story. The main limits are:
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
- A promise that the roof will not leak in future
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

Tips that help
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
- Hold on to the report for future surveys
- Mention any flat roofs as well as the main roof
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.
Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
